What Is ‘Affordable Housing’?
Citrus Flats is part of an Affordable Housing Program designed to provide high‑quality apartment homes at reduced rental rates for households that meet specific income guidelines. This program allows us to offer beautiful, modern living spaces while supporting long‑term housing stability for individuals and families in our area.
How It Works
Eligible applicants enjoy reduced monthly rent based on area median income (AMI) guidelines. Qualification is determined through a simple income‑verification process during the application stage.
Who Qualifies
Citrus Flats offers 166 affordable apartment homes, with floor plans ranging from 1 to 4 bedrooms. These apartments are available to households earning up to 70% of the Area Median Income (AMI).
To find out if you qualify, please review the income limits based on your household size in the chart below. Apartments are leased on a first‑come, first‑served basis, and current rent amounts are listed below.
Each year, the U.S. Department of Housing and Urban Development (HUD) updates the income and rent limits for communities that participate in the Affordable Housing Program. Citrus Flats follows these annual HUD guidelines. Income and rent limits are expected to change soon for 2026 – this information will be updated once the new limits are announced.

How Do I Qualify?
What Do I Need To Apply?
Citrus Flats is currently under development and will open in Summer of 2026. Start by signing up for our notification list, and we’ll reach out to you once we start accepting applications. Once we do, we’ll need the following documentation:
A Completed rental application for all adult applicants (18 yrs. and older)
Applicant Questionnaire (one per family)
$30.00 credit check fee per adult applicant
Verification of current residency
Proof of all household income. Examples would be 3 months of current and consecutive paycheck stubs, benefits letter (Unemployment, Workers Comp, AFDC, Social Security, SSI), Pension benefits, or proof of family support. Self-employed applicants must submit a copy of the most recent 2 years’ self-employment tax return, including the schedule C and form 1040
All documents must be current, and dated no more than 60 days prior to the date of your application.
